THE AREA

Cheriton is a small town just outside the popular beach destination of Cape Charles. This is a nice and quiet neighborhood with friendly neighbors. A short walk away are the post office, a hardware store, and eating options.

Wonderful parks and green spaces are in close proximity. The beach in Cape Charles is a highlight. Many other parks nearby offer wonderful opportunities to enjoy nature and walk/run/bike/picnic/fish: Edward S. Brinkley Nature Preserve, Brownsville Preserve Nature Conservacy, Savage Neck Dunes Dunes Natural Area Preserve, Kiptopeke State Park, Magothy Bay Natural Area Preserve, and Eastern Shore of Virginia National Wildlife Refuge.

Grocery shopping, a larger hardware store, and more eating options are a short drive away. The public library in Cape Charles is a helpful resource.

THE HOUSE

The spacious living room is comfortably appointed and features a decorative fireplace, smart TV, and large windows on three walls for plenty of natural light. Original hardwood floors add a beautiful touch to the home. A large rug provides comfort underfoot.

The large backyard, over an acre, is a great place for enjoying nature.

The dining room table seats up to eight people.

The kitchen has a smaller eat-in table and plenty of cabinet space. An attached pantry holds food storage.

The enclosed back porch has a washer and dryer.

A half bathroom is on the first floor. The shared full bathroom is on the second floor with the three bedrooms. It includes a closet with shelves for storing your toiletries and bath linens.

This is a non-smoking house.

There is plenty of street parking and a driveway which reaches to the back door.

The third floor is currently blocked off for the owner’s storage.

Towels and linens not included with the house.

THE BEDROOMS

Each room features large windows offering great natural light. Window coverings enable privacy with two inch faux wood slat blinds and floor-to-ceiling light blocking curtains.

The largest bedroom has windows on the east, south, and west sides of the house, getting wonderful natural light from morning to evening.

DETAILS

First month’s rent plus security deposit is due at lease-signing.

The house is not held without a signed lease.

Renter’s insurance is required for the duration of the lease.

MONTHLY RENT

Rent is due on the 1st of the month for the following month (ie: due on June 1st for the month of June). Payments more than 5 days late will incur a 5% fee.

LEASE LENGTH

Twelve month leases are accepted. Shorter leases, though rarely offered, are possible on a case-by-case basis.

SECURITY DEPOSIT

One month's rent is due at lease-signing as a security deposit. After a clean move-out without damage to house, the deposit will be returned.

UTILITIES

Utilities completely included in rent: trash pickup, internet, water, septic.

Utilities not included: electricity, propane gas.

The house is heated and cooled with central ducts on the main floor, and the three bedrooms on the second floor each have own wall-mounted split unit. These are all powered by electricity.

The radiators are not currently functioning. The heat pumps have been sufficient through the winter.

The dryer and hot water heater are powered by propane, though they need electricity to turn on.

The water is fed by a well on the property. The pump operates on electricity.

The buried septic tank and drain field are in the back yard.

LAWN CARE

During the growing season, the ~2 acre yard needs mowed approximately twice a month. Lawn mowing is provided.

PETS

Pets are permitted upon prior approval, subject to additional fees, deposits, rent.

RESTRICTIONS

No sub-leases.

No smoking.

No long-term guests.

REQUIREMENTS

Background search for criminal history, convictions, etc. Conviction for any crime may be grounds to reject application.

Background search for prior rental problems, evictions, etc. Any adverse previous actions will be grounds to reject application.

Bank and credit references will be checked. An adverse reference or absence of a credit history may be grounds to reject the application.

    After touring, you'll be invited to submit a full application. This will require an application fee and references. All applicants must agree to, pay for, and pass a background check and credit check.
